Once our team has completed their rigorous selection process, we will sign a management contract which defines and begins the working relationship. We then assist the owner with the practical preparation of the property, providing precise guidance on everything needed to make it ready for guests. We provide a comprehensive inventory of furnishings, equipment and amenities.

While this is happening, we take care of the mandatory requirements, including notifying the local council via the ‘Impresa in un Giorno’ platform, obtaining the national and regional identification codes (CIR and CIN), and registering with the state police through their Alloggiati Web portal, as required by Article 109 of the TULPS. Finally we sign up to the tourist tax system of the relevant local council. Everything is done on your behalf, saving you many stressful days of bureaucracy.

We understand how competitive the Sicilian tourist market is, and collaborate with top photographers and videographers to create the best possible publicity materials. Where the premises allow we will include drone footage. All written descriptions are created in-house by our expert copywriters, and translated by native professionals who can give you the best possible reach in key international markets.

Listings on this site generate over 40% of direct bookings, but of course we collaborate with every major booking portal and reinforce this with targeted promotion on our active social media channels.

Absolute transparency is fundamental to our work, so we guarantee that owners always have access to all information relating to their property, through our easy-to-use management platform. Besides checking the booking calendar you can access real-time information about revenue, reviews and general performance at a glance.

As guests start to arrive, our friendly and dedicated team work tirelessly to make sure they enjoy their stay, and our finance team takes complete care of the revenue, outgoings and your tax responsibilities. Owners receive net takings at the end of each month, with management, cleaning and maintenance costs already deducted. In addition to this, if you are a private operator we retain the requisite tax (currently at 21%) in our capacity as a certified withholding agent, which is then forwarded to the relevant tax authority (Agenzia delle Entrate) as required. We can also modify this process to fully support small businesses. At the end of the year we also provide the Single Certification (Certificato Unico), a key document for tax returns.

Mandato Senza Rappresentanza

Almost all of our management works on the Italian service model of mandato senza rappresentanza (‘mandate without representation’)

What does this mean? Solemar Sicilia doesn’t lease the property from you, but rents it out in your name and on your behalf.

This allows us to handle all operational and commercial activity, but gives you full control over – and access to – your holiday home. So we keep things professional, and you can stay flexible.
