Every year we receive more and more submissions from property owners asking how they can collaborate with Solemar Sicilia. We consider every case on its merits but are proud of the rigorous nature of our selection policy. Here is what we check before accepting a new holiday home into the Solemar catalogue.
Location, Location, Location
We have chosen the areas in which we work carefully, with our priority never being the quantity of holiday homes we manage but the guarantee of quality we represent. Resisting the temptation to over-expand means that we can work exclusively with trusted, long-term collaborators to keep your homes clean and maintained.
We also want our property owners to be secure in the knowledge that their income will not dry up after the summer season finishes. The cities and towns where we operate enjoy robust year-round demand and are popular with international visitors who choose to winter in Sicily.
The Selection Journey
Receipt of Submission
We are always happy to accept enquiries from property owners by email or at our offices in Santa Flavia, Porticello and Cefalù.
Meeting with the Owner
Either face-to-face or, if you live overseas, online.
Site Visit
A completely free survey of your home to assess the location, state of maintenance, quality of construction or renovation, layout, light and amenities. Every element helps to define the property’s true potential in the holiday rental market. We will ensure you have the minimum room sizes and facilities necessary to host paying guests.
Document Check
Our experts, including an in-house technician, ensure that the property is fully compliant with Sicily’s complex regulatory framework. Floor plans, the certificate of habitability, title deed, planning and land registry compliance will all be scrutinised, as well as your own documents. Everything is cross-referenced with the most up-to-date legislation in the sector, currently Presidential Decree 380/2001 and Regional Decree No. 2104 of 25 June 2025.
Preparation of the Property
Working alongside you, we will help ensure that you have the fixtures and furnishings necessary to be fully compliant hosts, like a requisite number of beds for the floor area and emergency signage and lighting.

The Management Contract
Once the property is fully suitable to host guests, we proceed to sign the management contract. This is almost always on the basis of mandato senza rappresentanza, meaning that Solemar Sicilia doesn’t rent the property from you but lets it out in your name. This gives you greater flexibility, guaranteeing that the property is still yours to use whenever you like.
